This agreement is between ____________________________________________________ (hereinafter “Landlord”) and _______________________________________________________________________ (hereinafter “Tenant”), regarding a Lease for Residential Property (hereinafter “Lease”) executed between the parties and RM Property Group, LLC (hereinafter "Broker/Property Manager") on the property located at

__________________________________________________________________________ (hereinafter “Premises”) originally dated ________________20____.

1. After Hours Maintenance Service / Premises Visits: If Tenant refuses to allow Landlord's approved maintenance contractors (or Landlord's staff), or requires that contractors (or Landlord's staff) do service after regular business hours (after 5 PM weekdays or on the weekend or holidays) Tenant agrees to pay the afterhours premium of $50 per visit.

2. Clogged Plumbing: Landlord is responsible for plumbing between the Premises and the street. Tenant is responsible for clogged plumbing in the Premises. If a service contractor reports that any clogged plumbing was caused by personal misuse, Tenant agrees to pay for said service invoice.

3. Lawn Care: Tenant is responsible for mowing, edging, trimming, leaf collection, weeding borders, pine straw and mulch. If Landlord sends lawn care notices in writing, and Tenant fails to tend properly to the lawn needs within 6 days of notification, Landlord will send a landscaper to do the work and Tenant agrees to pay said invoices within ten (10) days of written invoicing.

4. Pest Control: Landlord is responsible for termites and rodent control. Tenant is responsible for all other household pest control.

5. Stand-up Fees: If Tenant sets appointments with Landlord staff or vendors and does not show up, Tenant agrees to pay a $75 stand-up fee.

6. Key Replacement: If Tenant needs a key replacement, they agree to pay a $55 fee and pick up the key at Landlord’s office. If the Premises need’s to be re-keyed while the Tenant occupies the Premises, Tenant agrees to use Landlord’s approved vendor and pay the vendor’s invoice for said re-keying.

7.  Work Orders deemed tenant Fault : If Tenant requests a maintenance request for items that are not broken, Tenant agrees to pay for any service calls or trip charges that may result($50 Minimum). If the Landlord’s contractor identifies the call as Tenant responsible, Tenant agrees to pay for the contractor’s trip. Example: resetting the garbage disposal, GFI switches, breaker switches, pilot lights, setting HVAC controls, etc.

8. Light Bulbs: Tenant agrees to take care of all light bulb replacement.
